The new headquarters for Sarasin & Partners at 50 George Street marks a significant step forward as the firm relocated to Marylebone. The Bon Collective led the design, establishing a sophisticated, timeless vision across 32,000 sq ft.

While the move from St. Pauls meant leaving the iconic outlook towards the cathedral, the goal was to create a new workplace that felt like true progression - introducing new experiences and ways of working while reflecting the company’s understated, long-term outlook.

The reception at Sarasin & Partners’ new HQ is designed as a calm and sophisticated arrival experience that reflects the firm’s understated character. The space is conceived as a hospitality-led lounge, immediately setting the tone for client engagement. Rich timber joinery and marble accents create a layered material palette, while soft seating arrangements encourage informal conversation and a relaxed welcome.

The client meeting suite was designed to support Sarasin & Partners’ culture of building relationships through conversation and shared dining. The rooms allow meetings to flow naturally from focused discussions to hosting dining experiences.

Each room balances warmth, privacy and technical functionality. Softly textured wall finishes, natural timber furniture and muted upholstery tones create a calm and refined atmosphere, while carefully integrated technology supports seamless presentations and virtual collaboration without dominating the space.

A key addition to Sarasin & Partners’ new headquarters is the introduction of a dedicated café space, something the company had not previously experienced. Designed as a central destination within the workplace, the café provides a relaxed setting for staff to step away from their desks.

The space combines the warmth and character seen throughout the project with a more casual, social atmosphere. Communal dining tables encourage shared use and team interaction, while softer banquette seating and smaller tables offer more intimate places to sit and meet. A rich palette of timber joinery, textured upholstery and deep green glazed tiles adds depth and visual interest, complemented by integrated planting that brings a sense of vitality and calm to the space.

Supporting both everyday use and larger gatherings, the café acts as a social hub for the office. Providing a place for colleagues to connect, recharge and build relationships beyond formal meeting settings.

The open plan workspace at Sarasin & Partners was designed to support focus, collaboration and day-to-day flexibility, while maintaining the calm and refined atmosphere that defines the wider headquarters. Rather than a dense desk layout, the floorplates are carefully structured to provide a balanced mix of owned workstations, shared spaces and informal meeting points, allowing teams to work in a way that suits both individual concentration and collective discussion.

Workstations are arranged to maximise natural light from the building’s perimeter, while integrated storage and acoustic screens help maintain a sense of order and visual calm. Central locker banks provide personal storage for staff while subtly organising the space and defining different working zones across the floor.

Alongside the desk areas, informal lounge settings create opportunities for spontaneous conversations and quick catch-ups away from the workstation. A series of kitchen points are also distributed throughout the floors, offering convenient places to pause, recharge or connect with colleagues. Together, these elements create a workspace that feels both structured and relaxed, supporting the rhythm of the working day while encouraging interaction across teams.

At the top of the building sits the ‘Orangery’, a relaxed and light-filled space designed for both client entertaining and an everyday destination for staff. Designed as a hospitality-led environment, the space introduces a more social atmosphere to the workplace, providing a setting that feels distinct from the working floors below.

Comfortable lounge seating, a dedicated bar and warm material palette create an inviting environment for informal meetings, client drinks or team gatherings. Large windows and soft drapery maximise natural light, while carefully detailed joinery and stone surfaces echo the refined finishes found throughout the building.

Whether hosting clients or offering a place for colleagues to connect at the end of the day, the rooftop provides a setting that strengthens the social and cultural life of the workplace, reinforcing the project’s ambition to introduce new and valuable experiences for the business.

Another key destination within the new headquarters is the 100-person auditorium, an essential space that supports how Sarasin & Partners communicates, gathers and shares ideas across the business. Given the scale required within a central London building, the space was designed to work exceptionally hard while maintaining the refined aesthetic seen throughout the project.

Acoustic wall panels and a sculptural ceiling treatment integrate lighting and sound control, creating an environment suited to presentations, town halls and larger team briefings. Flexible furniture allows the room to adapt to different formats, from traditional auditorium seating to more open arrangements for workshops or events. Seamlessly integrated technology ensures high-quality presentations, enabling the space to support both internal engagement and external events with equal ease.

The result is a highly functional, purpose-built environment that allows the company to bring people together in a way that was not previously possible.
